General Home Selling Questions
We start by understanding what matters most to you — time or money. If speed and certainty are your priority, our DirectBuy Program may be the right fit. If maximizing your equity is more important, our EquityMax Program may be the better option. We review your situation, explain both options clearly, and help you choose what works best — with no pressure and no obligation.
Simply submit your property information through our website or call us directly. We’ll review your home, assess the local market, and schedule a quick walkthrough if needed. After that, we’ll present your options clearly so you can decide what works best for you.

No. We buy homes as-is. That means no repairs, no cleaning or staging, no open houses, and no contractor coordination. You can sell your home in its current condition.

DirectBuy Program
Sell Fast for Cash
The DirectBuy Program is designed for homeowners who want a fast, guaranteed sale without the hassle of listing. You get a direct cash offer from Landmark Home Solutions, no financing contingencies, no commissions, no traditional closing costs, and can close in as little as 7–21 days after inspection.
Plus, you get an optional 14-day leaseback at no cost — so you can stay in your home after closing while you transition.
Best for sellers who value speed, certainty, and simplicity.
Yes. There are no traditional bank financing delays, which significantly reduces the risk of the sale falling through.
Many DirectBuy closings happen in as little as 7–21 days, depending on title and inspection timelines. If you need more time or need to close faster, we can often accommodate your schedule.
DirectBuy is designed for convenience and speed. If maximizing price is your priority, our EquityMax Program may be a better fit. We’ll explain both options clearly so you can make an informed decision.

EquityMax Program
Maximize Your Equity
The EquityMax Program is designed for homeowners who want to maximize their home’s value without the stress of a traditional listing. We work with seasoned local agents to aggressively market your property. Once we find a buyer (typically 15–21 days from list), we help that buyer through closing on your home (typically within 30 days after contract).
Qualified sellers may receive up to 90% of Landmark’s Estimated Retail Value, without paying upfront repair or prep costs.
We determine your home’s Estimated Retail Value using professional valuation methods and current market data. At closing, we deduct a 5% cost-to-sell fee, plus an EquityMax Program fee equal to 5% of the sale price or $15,000 (whichever is less).
These fees are only paid at closing — there are no upfront costs. Your final amount depends on your home’s condition, location, and market demand. We review everything transparently before you decide.
With EquityMax there are no upfront repairs, no staging costs, no out-of-pocket marketing expenses, no traditional commissions, and you get flexible closing timelines. If we sell the home over the list price, we split that difference 60% to you and 40% to us. We handle the heavy lifting while helping you retain a strong net outcome.
Typically 15–21 days to secure a buyer, and approximately 30 days thereafter to close. Timelines may vary based on market conditions.
